Office based, Super PRIME Residential.

Job Description:

We are looking for a highly skilled and experienced Quantity Surveyor or Senior Quantity Surveyor to join our prestigious team in South West London to work as part of the commercial team on a large Super PRIME residential project based in Europe valued at £150 million.

Our client is a main contractor who is known for undertaking luxury residential projects that set the standard for quality and innovation. The successful candidate will manage all costs relating to building projects, from the initial calculations to the final figures, ensuring our projects are completed within budget and to the highest standards.  Projects are up to £30 million in value using JCT form of contract.


Responsibilities

Key Responsibilities:

  • Prepare detailed cost plans and estimates from inception through to project completion.
  • Monitor and control project expenditure to ensure costs remain within budget.
  • Conduct regular cost reviews and prepare detailed reports for senior management.
  • Develop and maintain relationships with subcontractors and suppliers to secure competitive pricing and quality services.
  • Prepare and manage contract documents, including bill of quantities, schedules of works, and valuations.
  • Administer contract changes and manage variations to ensure project objectives are met.
  • Ensure compliance with contractual obligations and manage any disputes or claims effectively.
  • Conduct regular valuations of ongoing work, assess the value of completed work, and issue payment certificates.
  • Evaluate and certify subcontractor and supplier payments.
  • Identify potential financial risks and develop mitigation strategies.
  • Conduct risk assessments and prepare contingency plans to address any unforeseen issues.
  • Maintain accurate records of all project costs, variations, and contractual changes.
  • Prepare and present detailed cost reports, forecasts, and final accounts.

Candidate requirements

Qualifications and Skills:

Education:

  • BSc Quantity Surveying, Construction Management, or a related field is required.
  • Membership in a professional body such as RICS or CIOB is preferred

Experience:

  • Extensive experience as a Quantity Surveyor in the super prime residential sector is essential.
  • Proven track record of successfully managing high-value, luxury residential projects.
  • In-depth knowledge of construction methods, materials, and legal requirements.

Technical Skills:

  • Proficiency in quantity surveying software and MS Office Suite (especially Excel).
  • Ability to read and interpret architectural and engineering drawings.

Soft Skills:

  • Strong analytical and numerical skills.
  • Excellent attention to detail and accuracy.
  • Superior communication and negotiation skills.
  • Ability to work under pressure and meet tight deadlines.
  • Exceptional organisational skills with the ability to manage multiple projects simultaneously.
